The Building Safety Act is one of the biggest changes to building safety regulation in England. It was introduced in 2022 in response to the Grenfell Tower tragedy, with designed information to improve accountability; to raise standards across the building environment and make sure safety is considered throughout the whole life of a building.
What does the Building Safety Act cover?
The Act places clearer duties on those who design, build, own and manage these high rise buildings. Also, for higher-risk buildings (above four floors), the requirements are especially demanding, with a stronger oversight from the Building Safety Regulator. This will entail a tighter building control processes and continuing need to maintain accurate safety information, often referred to as the “Golden Thread.”
Who does the Building Safety Act apply to?
For all involved with a project, developers, contractors, and property managers, this means compliance can no longer be treated as a box-ticking exercise and a general word of mouth. The Act expects organisations to demonstrate competence, keep reliable records, manage risks proactively and engage more transparently with the residents.
